I think the Centre Street Plan from Vaughan has the opportunity to create a small urban village. The density of high rises here is, I believe, the highest in York region. There is a plan to rezone all the existing low rise retail to midrise with a new street grid. It will be well connected to the Spadina line and Richmond Hill Gateway via the Hwy 7 Busway detour along Centre St. The existing Disera drive retail strip appears to be successful but most are still arriving by car I believe.
