Hi, if we are working with a buyer's agent (to find us a condo to rent) and have an agreement to lease through them, can we pursue private deals that don't involve our agent?

We signed an agreement for the agent to represent us in a certain area of Toronto, when we found a place we put an offer on. The offer didn't go through and now we've found a few private deals.

I'm hearing different answers however 2 separate realtors have told me it's OK to go pursue anything OFF mls.

it's best if you speak to your realtor, they broker of record or the sales manager where you signed the agreement.

As long as you didn't sign anything (which you wouldn't) it's fine. If you find a place that isn't listed on MLS yoour agent won't get anything out of it anyway!
 
it's b/c of the fact that the property is NOT listed on MLS ...

he/she won't have immediate access to the property and there is no agreement with the owner/landlord to pay any commissions to a realtor.
