I'm usually relaxed about design levels, but for this one being on 11th ave, I think it needs to be better.

Also, I can't tell for sure, but are those grass patches in the front?

Agreed. Hopefully they are asked to improve the design a bit. It's not a particularly coherent design.

So I don't believe there are any CRUs which means that there would be units at grade, so I'm not sure if those grass patches represent the boulevard between the sidewalk and road, or if they're showing an at-grade amenity area that will never get used.
 
I can’t remember any other time period where there has been this much demolition and “revitalizing ” in the city. Off the top of my head we have Olympic Plaza, Eau Clare Plaza, Eau Clare Market, Millennium Park, Transalta building, YWCA building, Lacey Court, the heritage building on first and 10th, the heritage apartment building where the Broward is, soon to be demolished Inglewood heritage building and blues can, all the old little building on 4th ave, the old Connaught buildings on 11th ave, and I’m sure there is more. Time will tell if the replacements and improvements to these places will be better or worse than the originals…

Is there no active frontage going into this building? Isn't this stretch of 11 Ave supposed to be the "Design District" and also the remnant of Electric Avenue? This project would probably single-handedly strangle any chance of this area to actually become a destination.
