    Ahhhh, I remember that story. Freaking shame about SDAB basically kyboshing the whole process. I, for one, hate contextual front setback rules. Ruins streetscapes, creates unusable space, reduces ability for functional front porches that actually interact with the sidewalk.

    Based on the Census, Beltline has grown on average by ~540 people per year, from 2003 until 2017. It is incredible growth.

    First floor or two with retail and parkade above could be a creative solution. Would really depend on the materials/design of that parkade wall though. Both Guardian and Colours did a decent job I think. Other option would be to significantly reduce the residential parking requirement. Right...

    How is Macleod Trail a freeway? It is a large road, to be sure, but a freeway is a road that has no intersections (only interchanges) and limited access. This is not a freeway. It is a challenging site, but let's not let hyperbole into the discussion.

    Hey all, Fusili from SSP here. Looks like I'm joining Skyrise Cities (sounds really close to Cities Skylines, which I play way too often now), because SSP is a total dumpster fire. Looking forward to constructive discussions on construction, development and city building. So..... cupcakes?
