    Calgary | The Barron | 43m | 11s | Strategic Group | Gibbs Gage

It would not surprise me to hear that Strategic Group is struggling to get financing. The subsidy from the city for office conversion helps but does not even begin to offset the total cost of this project.

    Taxation and Density in Calgary

Wow .. two pages of debate on Mount Royal, tax base and density. The covenants are one thing preventing more density. However I would also say that the collective power and wealth that exists with the population of MR and UMR will ensure there is never more density. No city council is going to...

    US Politics

Ah .... the 'found government/secret documents' saga. The case against Trump was very damning and of all the investigations on him, that one looked like it had the best chance of an indictment. Now there have been documents found in Biden's possession from his days as Vice President ... in an...

    Calgary & Alberta Economy

https://calgaryherald.com/news/danielle-smith-challenges-just-transition-plan This is getting more attention in the news as the Liberals and their 'partners in crime', the NDP are getting closer to tabling the Just Transition legislation. We don't know exactly what is in it but on the surface...

    Urban Development and Proposals Discussion

They were also going to develop the Highland Park golf course site but that became such a fiasco with the community and the city.

    Calgary | Catalyst | 22.86m | 6s | Centron | NORR

The flood in the building in September has been very costly. Originally, people were supposed to move in last October. Now it appears that it will be sometime in the spring. I would imagine the insurance claim and resulting battle has been ugly.

    Calgary Restaurant Thread

Metropolitan Grill on 8th Ave has closed. It used to be a happening spot but in recent years not so much. When Local next door was packed, you would see only a handful of customers in MG.

Calgary Bike Lanes and Bike Paths

Maybe I am naive in asking .. can't a ditch or channel be dug into the hill alongside the pathway.... for the run off? I know it would have to drain somewhere so that may be why it is not practical.

    Calgary's Downtown Dilemma

I hear ya. There are lot of older high rise buildings that will fall into that category. I can't imagine the cost of gutting and taking down a 20-25 floor office building ... and then redevelop the property as a high rise residential. No one is going to put up another office building in it's place.

    Calgary's Downtown Dilemma

https://calgaryherald.com/opinion/columnists/varcoe-value-of-downtown-office-towers-rebound-after-years-of-decline It is hard to believe that values have increased what with companies wanting less office space not more, and the vacancy rate is still hovering around 30%. I guess with the value...

    Urban Multi-Family Construction Count Tracker

It has sales momentum for sure but didn't they just submit a development permit application? The hurdle after that is the building permit. This may not be a 'slam dunk'.

    Urban Multi-Family Construction Count Tracker

https://www.cbc.ca/news/canada/calgary/calgary-east-village-development-pace-1.6668659 I am hoping the center of East Village is next. There is pressure mounting to get back on track.

    Statscan numbers

Absolutely agree. Government policy is one of the main reasons why raising capital for mega projects would be near impossible. Who would want to take the risk? The Canadian dollar used to be referred to as a 'petro currency'. It would rise and fall with the price of oil. While the price of oil...

    Statscan numbers

I don't think there is any chance of an 'oil & gas boom' the way it has manifested in the past. We would need 'all out' drilling + one or two new oil sands projects + additional pipeline projects. I can see more drilling for nat gas and light oil that will help fill the additional capacity that...

    Calgary | Scotia Place | 36.85m | 11s | CSEC | HOK

I just don't see how the province spending money on this project, is going to enable the UCP to win them many more votes. There are lot of people who are indifferent to a new arena and there are some that are in favour as long as it does not involve taxpayer dollars ... municipal or provincial.

    Urban Development and Proposals Discussion

Development of those two parcels will pretty much complete the N/S/E/W perimeters of East Village. There are still the parcels to the north of the Hilton hotel to develop and of course, the massive wasteland of parking lots in the heart of the community. Soon there will be competing projects...

    Calgary | Gallery First & Tenth | 70m | 18s | Truman I FAAS

According to the development map, the small building (#209, 10th Ave) will also be coming down. That is going to be really tight space to build a high rise on. How are they going to manage lane closures on narrow 10 Ave and a very busy 1 St?
  19. JonnyCanuck

    Office space development

No that is not a good sign. Imperial Oil must have had more office space built than they needed at the time, thinking they would grow into it. This space is just going to compete with downtown unfortunately.

    Urban Development and Proposals Discussion

The Palliser One project was first tendered in September 2021 and has been on hold ever since so I would say that one has been stalled for reasons I don't know of.
