According to the development map, the small building (#209, 10th Ave) will also be coming down. That is going to be really tight space to build a high rise on. How are they going to manage lane closures on narrow 10 Ave and a very busy 4 St?
10th Ave SW is just a parking lane and summer patio lane around there, outside of 1 hour rush in the evening its quiet. 1 Street SW had the summer patio lane closed last few years on this block too. Not to mention 1 Street just north of the tracks between 9th and 7th Avenue has been closed for a year or two?

1 Street is actually a great road-diet example, we intentionally and accidentally closed over half the car lanes for many blocks for many years in a row and nothing bad has happened. We could convert half 1st Street to giant sidewalks permanently, or create a Stephen Ave-style shared pedestrian space along 1st Street SW into the Beltline and the traffic system wouldn't be impacted significantly.

If they can find a way to keep the sidewalks open, there will be no issues.
 
If it's sold out or mostly sold out as rumored, this one could be the next high-rise to break ground.
Word was that it was sold out in September, and they probably finished up on the permit so they could get going.

That isn't even legal in BC, I suspect that is part of the reason why presales are a larger risk in AB.
 
Is one of the buildings to be demolished the building with D.O.P. in it? If so, I hope they can find a similar intimate space.

Almost like they could run a low floor LRT up two lanes of 1st St leaving the rest for pedestrians... That would save some money over a tunnel. Hmm
In isolation sure. But cross traffic would slow down the train immensely and create capacity restrictions, and would require closing E-W intersections because trains will be 80-120m long

Just coming in here with your logic and well thought-out ideas eh... Very fair points all joking aside. First would be a good pedestrian corridor. Only problem is the old transalta building has one of its underground parking entrance off first so it could really only work north of 9th Ave.

Start with a 2-direction loop of 17th Ave, 1st St SW, 10th Ave, and 8th St. 5 minute frequency. Expand after the ridership blows away expectations. Have multiple overlapping lines, use 10th Ave and 17th Ave as the primary E/W connections. N/S links at Stampede Trail, 1st SW, 4th, 8th, and 14th.

Streetcar would be awesome, and the trains don't have to be massive suburb rockets. I'd like to see lots of priority signalling, the streetcars in Toronto are painful sometimes and have issues with bunching
