    But 1200 Bay is not approved so that number doesn't mean much. And surely this proposal will never get approved at 51.6 either. They'll have to acquire an adjacent property or reduce the height significantly.

    The approved height is 308m, and that's what will be used when evaluating this proposal. But either way, just take a look at steveve's diagram - this building makes a very conspicuous breach in the clothesline. Just like they said 260m at Bay & Bloor was "too tall" because it doesn't adequately...

    I also like the tower itself but the way it's stuck on top of the existing building looks pretty ridiculous. I agree with @UtakataNoAnnex this seems unlikely to be a serious proposal.

    My understanding is that Oxford is not saying the building will be completed by 2025; they're saying that IF they found a tenant then it could be ready by 2025. I seem to recall them previously saying that it would be ready in 2023, then they said 2024... By next year if they still don't have...

A lot of people (especially Mike Layton) seemed angry that Mizrahi had originally proposed around 338m several years ago, but after negotiations with the City they reached an agreement of 307m.     I attended the consultation so I can confirm that councilor Layton is pretty strongly opposed to the height increase, as are several members of residents associations. Their only real argument seems to be the shadows on Jesse Ketchum, plus the usual NIMBY rhetoric like traffic congestion...

    Sadly it's mostly the NIMBYs that bother to attend these events. More people like us on these forums should attend and speak out in favour of the developments to counter the NIMBYs.

    Hold on, that's an interesting idea. Maybe there are 85 storeys but they're just calling it a "95-storey tower" because they skipped 10 numbers. Maybe Concord hasn't actually changed anything.
