Did the design review board have anything to do with the changes? KPMB is part of that, aren't they?

The design review board is only being piloted in a couple of locations. The Official Plan has to be amended for the jurisdiction to go acorss the city.

How often does the city have a hand in changing the design? The last one I can remember was the redesign of Trump, then the Ritz-Carlton Hotel, back in 2001 when the developer changed the design from the godawful Kirkor schlock to the merely pedestrian Zeidler version we will get.

It seems that the city only asks a developer to go back to the drawing board is when a very tall, highly visible building is being threatened with kitschy roof elements. The city then demands a value-engineered box to make the skyline look less like that of some Chinese B-city and more like, well, Toronto.

I think the planning department had some architectural leverage here because Bazis will be wanting their support to get a height increase through council. The planning department would hold similar sway any time a developer needs some sort of variance to the zoning, and more often than not these days that pertains to height.

First reaction was...awh, what happened to the curve? I liked the whole idea of the two "personalities", one facing east and one west, but the more I look at this rendering, it is definitely more elegant and the podium looks way more promising. Much as I liked the previous rendering, it kinda reminded me of the Casino in SimCity (minor cheese factor). Seeing the old and new side by side, I like the upscale feel I get from this.

And Saks....bring it on!

This would be a case of each side having to give a little, approvals and permits are likely to move a little quicker through the pipeline if Bazis os cooperative with the city. The city actually has no jurisdiction over the design elements, but a little moral suasion by an approval authority would be an incentive for bazis to make some slight adjustments.

It happens more often then you would think - it is only the higher profile projects that it gets reported on here.

SimCity - that's exactly what the top of this tower is reminiscent of. The tone of the rendering certainly plays that up.

I was sorry to see the west facade's curve go too, but I do like other changes.
The hotel portion on the east side looks sleek in its rather low-res "this is conceptual" way. I like the look of the podium's translucent top floor turning 90 degrees and heading heavenward through the middle of the building especially. I do hope the pillars we see in the podium are going to be sheathed in a lustrous metal of some sort, and neither naked concrete nor cheap precast - we'll see...

And Saks....bring it on!

Is that a wishful renderstore? Or did I miss some more concrete reporting in one of the posts?

I’m curious of what the DRP’s comments/objections were on the curved balconies. Any insight Tuscani01?

Im not too sure. We learned that the balconies had been covered because wind tunnel tests determined they would be unsafe. Removing the curve from the side may have had to do with wind issues too.

Heard the same ad twice on the radio today for website registrations at 1 Bloor.

Gearing up for sales in the Xerox building next door...

Cool! Thanks for the post casaguy. I hope the sales office has a nice model on hand as well as a rendering showing it in it's surroundings so we can get a better feel for the height if we can't find out any other way.
