The best part is the boost in density and foot traffic begets more of the same. The boost to local businesses and increased demand will only make additional residential developments more likely. Looking forward to hopefully seeing more momentum pick up in terms of new downtown builds.

The pedestrian level raises the bar. It's far from perfect (10/10). There must have been a better alternative than the mid block parking entrance/ receiving area. It breaks up the pedestrian focus in the worst spot.

There's really only 1 active frontage, as the rail tracks and underpass box it in. You could move the garage entrance to another location, but then you're taking away retail frontage on one of the corners.

I don't really see a way around it, though I do agree that the space allocated to the garage entrance is probably too large.

The development covers a whole block. It has multiple street frontages. I cannot believe that this is the only place to put it. The city of Calgary allowing it in an alternative location is another matter. Other cities encourage parking and loading off the main pedestrian street. Having it off of 4th Street would not be as crazy an idea in those places. There are always solutions to deal with the sidewalk elevation on 4th

If not, it doesn't have to be as big on 10th. All you need is a double wide garage door/ drive leading to a larger loading/ drop off area up against the tracks.

4th St is a one way underpass.
