It's like adding another neighbourhood the scale of Chinatown or Charleswood to a 3 block radius. Great to see - will be a huge boost in 24/7 foot traffic in this area and surrounding streets.
The best part is the boost in density and foot traffic begets more of the same. The boost to local businesses and increased demand will only make additional residential developments more likely. Looking forward to hopefully seeing more momentum pick up in terms of new downtown builds.

The pedestrian level raises the bar. It's far from perfect (10/10). There must have been a better alternative than the mid block parking entrance/ receiving area. It breaks up the pedestrian focus in the worst spot.

There's really only 1 active frontage, as the rail tracks and underpass box it in. You could move the garage entrance to another location, but then you're taking away retail frontage on one of the corners.

I don't really see a way around it, though I do agree that the space allocated to the garage entrance is probably too large.
