Agreed. When Penny Lane was torn down, there wasn't much concern about the loss of retail due to EAP having retail also, but it's not even close to the retail street vibrancy that Penny Lane had.
Whatever people might think of Caili’s and Cowboys, that corner was always busy. The gleaming new towers look good in the skyline, but completely sucked the street life from that part of downtown.🤬
