You might be right about the market heating up later. Still condo units available out there, but no new sales centres for the prosed projects. The newer buildings or the ones u/c will slowly fill up and then there will be some demand. It'll be interesting to see which proposal opens a sales centre first.

I see signs to at least get rid off the unsold inventory. It may depend on how many rental projects break ground this year.

- Elbow River Casino proposal (3 towers)
- 12 Avenue (3 towers)
- 1520 (Mission Towers - 2 towers)
- Sovereign (2 towers, I think)
- Park Point North
- Minto Bridgeland
- Minto Sunnyside
- 104 13 Ave (2 towers)
- Citizen Tower
- Vibe

Probably a couple more.

Many of the above are proposals for purpose rental buildings. Different dynamics for moving forward on these than a 'condo for sale' building.

Exactly. No sales centres involved on those rental ones. I think until we see the sales centre open for 5th and 3rd, we can probably assume new condo development will be on the backburner. I would expect to see the second tower of either Park Point or Avenue, and that's about it for now.

Indeed. That viewpoint doesn't have Calgary's strongest architecture (and from some vantage points, some of the worst), so at least Concord will raise the bar a bit.

One of my favorites! When both towers and the water plaza are complete it will be a stunner. Sitting as a backdrop to the peace bridge, I can see this being a huge spot for photos.

Exactly. Lots of purpose built rental towers, but condominiums are a whole different ball game right now. Condominiums arent going away for good, just the back burner for a while.

HI All.
This Land Stood Empty for Years, May Only Be 1 Bldg for Now. Give it time and will see what Happens.

Tnx,
Operater,

Concord Pacific has stated that only the one tower is going ahead right now, but the entire site was brought up to grade I believe. So makes it easy to get tower two up and running at some point in the future.

I had heard the same thing too. Aparently they are going sit on it for a while, and they're in no hurry for the second tower.

No need to be. If the entire site is at grade, they can market the second tower very easily once the economy rebounds, due to the accelerated completion date (no excavation or parkade construction time which usually is 50% or more of the construction time). They'd probably be able to sell them at an even greater premium than they already are, for that reason.
