I agree with you. Allen and Lawrence area is very similar to Lawrence and McCowan and the homes are starting to be torn down. Very solid potential

I have nothing against LRT but for the love of God, can we stop with the SRT corridor and leave it to GO?

Have the LRT be cross platform like Matlow was implying but bring the elevated option back or cut & cover while demolishing those bungalows on McCowan at the same time. Anything...

But the more they keep pressing LRT on SRT corridor, the more they are ensuring Tory's one stop subway plan with "Smarttrack" to pass.
 
If we were going with just one stop, why wouldn't the SRT corridor work other than the wonkiness at Kennedy? Doesn't matter which route the train will take, it just needs to get there.

Heck, there's far more room for staging and adjustments to the line (the curve towards STC), since the surrounding is mostly industrial yards and such.

Safe to assume that it's because of redevelopment potential: Lawrence & SRT corridor <<<<<< Lawrence & McCowan road.
 
Yes, and you literally have a hydro corridor and industrial lands surrounding the right-of-way regardless of whether or not Smartrack needs some extra land.

Simply not true. There's nothing that can be done with the SRT corridor pre STC except Lawrence.

However, here you have the hospital and strip malls. Also, bungalows on McCowan road and Lawrence could be replaced by midrises along those stretch.*

*Now before people jump on this, it's being done as we speak and since over a decade ago all along Shepard Avenue from Downsview Station to past Kennedy road. I'm sure that's what they meant by higher potential along the corridor.

The greatest majority of redevelopment along the Sheppard corridor isn't from tearing down bungalows, but redevelopment of obsolete land uses (e.g. the massive Canadian Tire site) or apartment neighbourhood infill (e.g. Emerald City). To this date, midrise is not the predominant built form along Sheppard either.

If the City allows for intensification... say goodbye to the bungalows against McCowan. It's up to the City on the height restiction and if they bring the subway it should be mid rise at a minimum

Three other problems with that corridor:

1. Conflicts with Go Transit expansion plans
2. Less development potential (someone else already mentioned this)
3. Requires closing down the SRT during construction

And even if you ignore those three, there's the awkwardness of what to do with Kennedy station.

I think someone already mentioned that a one stop subway extension with no intervening stations would have made no difference in terms of development potential. It's like someone trying to argue the the current plan make sense because of said redevelopment potential when there are no plans for it to be anything but a one stop "express" line.

But if we are going to go on the RT corridor. Smarttrack will get the boot and we can then add in stops
 
I had a random idea.

Why don't we do an elevated LRT along McCowan corridor, have it interline with Eglinton Crosstown?
Because the Ford plan to grade-separate the LRT between Kennedy and Brentcliffe was killed.

Now you can't put all those riders onto Eglinton.
