A very good candidate for residential apartment conversion given the floor plates, dimensions, LRT connection, walkability and proximity to amenity.

From a community perspective, residential conversion for that building would be a great addition to all hours foot traffic and to support the local businesses

I agree the location is good, so close to the LRT, although when I went by a few days there was a bit of a sketchy crowd hanging out on the stairs.
Hopefully the building is or could be fairly soundproofed - I expect some significant noise from being close so close to such a major intersection.
I don't know if it has any underground parking and obviously no balconies, so those could be issues, but not everyone needs or wants those.

Did some quick math and Downtown Calgary is going to grow by ~1300 units or about 1700 people which is not insignificant.
Here's hoping we see a few more in YEGDT.
