Great photo! Now I see the patio decks for the people that have units above what appears as retail. I hope there are no exhaust air ducts on the balconies from the retail units below - of concern might be a restaurant.

Interesting its the same as my third photo...
 
That's actually quite smart of Procura to do. Because when they sell the building, that's extra revenue for whoever buys the building from them.

Wonder if they do this with any future buildings on site?

They do have it in the Mayfair building that they completed a few months back as well. In the mayfair they have an interesting system with lighting to show if a space is available for public parking or not. A great idea IMO - especially in purpose built rental buildings where the parking demand will fluctuate per unit/building. Or in situations like the Louvre where there's already demand for park and ride.
