Is the top half stucco? Brick for six stories until you can't see it anymore up close special! That blank wall in the first photo is awful.
Hopefully the cursive hand writing doesn't end up in the built version, but maybe they are going for a dated vibe from the get go.

I am with @Daveography -- down two notches! If Pagnotta is getting into the development game (and maybe it was a way of payment for there prep efforts on the original project), then they must learn that "engineered" design is a step down.

A true shame... this was one of my favourite proposals/projects in the city. Its scale, maturity of design and how it complimented the neighbourhood was ideal.

I think pagnotta may run their developments under the name Pagaro investments. They hold some properties under this name too. Might be wrong on this, but I think that's the case.

Disagree on that, seems to just keep getting worse. Hard to tell but it looks like they've toned down the higher quality materials, and it's now been bitten by the "randomness is a substitute for quality design" bug.

I downgrade my vote to undecided, but still leaning towards like... They did such a good job with their Pagaro project on Gateway, quality construction, so I'm hoping that they've set a higher standard for this residential as well. But ya, hard to tell.

Oh totally agree on the materials and to be perfectly clear here, I still don't "love" it. I just mean more so in terms of the overall massing. The 'steps' on the north and east sides make it way less overbearing (to me anyways) than what was previously shown, but that in no way saves it. I still long for the original design — that one was hot.
