Yes, we'll see. Things seem to go in waves. For a while there were a bunch of 7-11's and Subways downtown, now not so much.

Some of the Starbucks and Second Cups downtown have closed, so that perhaps has provided a bit of an opening for nice, more local coffee places.
 
Bar Oro is lovely, but it's pretty expensive. I can get an Americano of comparable quality for at least $1 cheaper at Coffee Bureau. That's enough for me to only go once, but it does seem decently busy nonetheless.
 
There was interest in a larger restaurant there, but it fell through sometime ago now.

Another cafe will be good and compliment the area.
If the building is indeed fairly full, it may be able to accommodate something else. However, it might be good if it is a bit different from the other places nearby focused on coffee.

So something with more food selection, but not necessarily a full scale restaurant, might work well.
