Not great, but from an urban design perspective I'm not sure what else you're really supposed to do here. The area is so inhospitable to anything other than the car that it almost feels inevitable. The area is such an island I don't know if anything except what's proposed would be successful, to the point that even basic moves like having the buildings fronting the street would be out of place. There's sections of Gateway further north that that's able to work, but this portion especially feels more like a freeway than anything else.
