I take it that it is the same type of exterior cladding as with The Canadian Pacific Building - King-Yonge,

and The Ryerson Press Building at Queen/John. Paint was never required, just wash the coal/traffic dirt off.

As a followup to your Bank of Commerce pic, deepend, here's a view from King, showing McConkey's Restaurant with its Palm Court, the most fashionable restaurant in Gay Nineties Toronto, site of the first electric lightbulbs (cue "Hello Dolly"?):

This "adding of floors', after the fact, was also done with the Bristol Place Hotel on the airport strip

by Rubin and his son David Dennis during the 70's.
