Queen Shaw I is a convervative (realistic) proposal for the row of buildings between Artscape and Shaw Street including the County General on the north side of WQW--across the street from The Candy Factory Lofts.

Similar cladding to Princess Albert.

Rumour has it Queen Shaw I is married to King Charlotte, which is why she drives a hipster car:

Queen Shaw I is building #27 in the NimbyTect Neighbourhood. How long will she reign?

NimbyTect's King Francis II is a vision for King and Francis downtown Kitchener: not totally sorted yet--eg the tower lacks detail like balconies, the windows got inverted (oops--easy to correct), setbacks etc. The corner would likely have more setbacks--extrude that facade anyway your imagination will let you!

My instaRATING out of ten: .5

Yours?

I really like Thea Render and may purchase it this year. Before that happens shouldn't I check out the competition? Like Maxwell--it's cheaper but with the lower end PC I'm using takes too long; however, I gotta say yeah, when I upgrade the hardware (again) I am looking forward to it! :D
First crap render in Maxwell:

BarnHouse is inspired by the bank barns that dot the rural landscape as they are left to the elements. Think decaying boards falling off old growth wood frames. Reinterpreted as functional decoration. Modern Townhomes inspired by our rural roots.

I have finally closed a deal on a Kensington Market property and have been working on a concept for the site with a certain "architect."

The inspiration for the facade comes from the abacus--used in markets of the past--indeed I propose they will slide like a real one forming a screen/changing view from each unit. The colours represent the diversity of the market's offerings--fruits, veggies, cuisines etc.

I plan on monetizing the retail space with a hipster used car dealership.

NimbyTect proposes a modest 8 storeys at the corner of Augusta and Baldwin--but how many nimbies will show up to protest?

Another look at "Canada's Most Original cladding system" :p

Pedestrian Condos - Kensington Market - proposed site: 227 and 229 Augusta Avenue at Baldwin

I was inspired by a blog post on BuzzBuzzHome posted 31 March: "Currently, 229 and 227 Augusta Ave. are on the market for $2,969,800 and $2,118,800 respectively. Both properties are to be sold together."

My design took under 4 hours to dream up in response to that info.

What do you guys think of a 275m building at University/Adelaide?
The site in question:

University and Adelaide, South-East Corner. Currently where 2 existing buildings sit the site, 18s and 11s.
In its place a 275m , 75s Residential/Hotel/Mixed-Use building with a podium extending outwards to York Street. (massing model is essentially a box, perhaps a more interesting and less bulky design would look better)

^Sure why not. Any renderings?

Back to the NimbyTect Neighbourhood: The Factory Park is going to be a cozy new neighbour for the Brant Park, right? Inspired by industrial/factory architecture, I hereby attempt to prove that a mostly grey building can indeed look quite sharp.

Grey car owners prefer grey condos?

Call it conservative, call it grey, but remember, there's only one The Factory Park. At Camden and Brant Streets, Toronto.

Maybe I should have posted this in Fantasy? I remembered hearing about a potential Hotel for the ROM. Got a bit excited and decided to create my own. lol

^Ha love your name DoubleaA :) Any other renderings post 'em.

The NimbyTect Neighbourhood keeps on growing--is this building #28?

Coming to the King & Brant strip--the current site of Spice Route. About 10 storeys of high end lofts.
