You and I both....
sold our south Riverdale row house in about 10 minutes, all evens out as we then had to buy a Leslieville house at the same time..... this market is NUTS!
Having a second child, moving from a 1050sqf 2 bdr row house on a 14x75 lot to a 1700sqf 3+1bdr semi on a 18x155 ft lot across the street from an excellent school.
Bought our row house 3 years ago, made a profit of $115,000 makes the switch much less painful when moving up in the same area even with all the closing costs.
not everything in life is predicated on profit alone, quality of life says a lot. The only thing I'll miss from the old place is the 505/504 right at the end of our street, but we still have the 506/501 at the end of the new street.

i didn't realize there were such small houses in south riverdale (1050sqf 2 bdr row house on a 14x75 lot) so it makes sense to move to a larger place with a 3rd.
most of the places i've seen around there are 3 bd/1 bath semi's on 15/16 x 90 lots.
