When ever you are ready to post the specs for the lower level- I can start on the livingroom/dining room. I don't anticipate space will be as much of an issue there.
I also wanted to add that I tried to fit a dresser or chest of drawers, which typically measure about 18" depth, in the 2nd bedroom but it was a squeeze. Not sure if you have dressers or whether you'd opt to get a closet system for the bedrooms that could incorporate drawers as well as rods.

I may need to split the file into 2 at this point, as my computer is starting to grind away when rendering and will be hard pressed to create the full video when everything is modelled. But I should be able to combine the 2 floors for the final output video.

Hope that you are still enjoying the process and that it is proving to be helpful and not too costly if you have to replace furniture!

The work you've done so far is FABULOUS! I am honestly in awe.

The bedrooms look great - and using our existing headboard works much better than the platform bed that I was hoping that I could bring over. The second bedroom also works great with the double bed. Since there are no kids occupying the space, having additional storage in that room is not necessary, but I think I would just get custom built-ins in the closet or have it modified to incorporate drawers and rods.

This process is extremely exciting for me and I think it would be of tremendous help for pre-construction purchasers or those downsizing. Often times developers will show furniture outlines on a floor plan, but often times it's not really representative of the size of a room. I learned this the hard way when moving into our existing unit that had a master bedroom that was less than 9' in depth. The floor plan showed it could fit a queen comfortably, but in reality, it's a tight squeeze!

I'll put in the specs for the living room later today.

You're very welcome-I'm enjoying modelling this and watching it take shape.
I'm still fiddling around with the new rendering software settings so sometimes it works when all is said and done and sometimes-not so much. I'm confident in the measurements of the unit and the with all the great info you provide for the furniture - the space they take up is a realistic representation, as well.
So down the staircase I go....
It may be a couple of weeks before I have some output to post as I have a new space planning $$job$$ to start on. But I will be working on your unit as well. The links above are just great.
The only questions I thought of is will there be any carpet/rug in the living area under the furniture? Any lamps? Or artwork?

The 2nd question was about the lighting. The units look to have the plate ceiling mounted, which would, on the 10ft ceiling , only have the longest glass bulb hanging down to a height of approx. 8ft. So I’m not sure if this would be too high above the table surface.

Anyhow, let me know what you think about the optional layout and the lighting fixture height.

This is great! This is exactly how I was envisioning the dining room so to even see a rough sketch is extremely helpful.

To answer your questions, I think I would still prefer to have the sideboard/hutch at the end of the dining table as I would rarely ever be in a situation to have the dining table fully extended. I think that it would also make the room look more balanced as if I'm unable to have the closet door moved (as suggested by another forum poster earlier in this thread) then the sideboard against the long wall seems unbalanced to me. However, I'm glad to see that it would work either way.

Regarding the lighting - I'm aware that they might be hung too high on the ceiling SO I was going to likely have an electrician rewire each bulb so that the lowest one is just 2'6" - 3' above the table. Is that too low? I was basing a lot of my room measurements and the furniture that would go in each room through the following article: http://www.apartmenttherapy.com/dimensions-to-follow-proper-furniture-spacing-basics-149156

Also, with the added pendant lighting in the dining room it's very likely that I won't be adding any lighting above the kitchen peninsula. I'm hoping that there would be enough lighting between the kitchen and dining area. Let me know if you have any other questions!

I think moving the door is a great idea. There is no reason (now) for the door to be on the RHS. Either layout looks good and an easy switch to make

Another possible option could be to have to whole unit suspended and not to have the plate ceiling mounted but, rather, to have the electrical wiring added to the top of the plate to the ceiling and hung at whatever height you'd like-just a thought.

The process would be pretty much the same as described in this post. Based on the information provided (usually a PDF or a link to the floor plan from the developer’s website) the unit is modelled in 3D.
If upgrades have been selected and /or builders finishes are known, these can be applied and rendered in the model. The model would be drawn to scale, ie any measurements taken would be accurate or at least as accurate as the info provided by the floor plan and in proportion. So any furniture layout that is modelled with real dimensions would occupy the proportional amount of space in reality.
For the actual furniture – if it already exists then the requirements would be photos [digital] of the pieces and the dimensions. If the pieces are still to be bought – then a link to the website to see the description/dimensions of the item.

The last processing I will do is to put the animations together for the 2 floors and I will post the link for that when it is done.
I can also send you a rendered file that you can walk thru on your own. I find the viewer for this a bit frustrating to navigate with but that may just be the limitations on my computer.

I am completely speechless! This is EXACTLY how I envisioned the space would look with the furniture I as bringing over or purchasing. I'm truly blown away with how you captured my imagination. The biggest concern I had was wondering how our existing furniture (or even planned furniture purchases) would fit or work with the space since all we had was a floor plan. I knew that the living space was quite large, so I wanted to make sure that there would be balance and thus I didn't want to push a couch or sectional against the walls. I'm happy to see that the bookcases and console behind the sectional 'works'.

This is really amazing work. Thank you so much for taking the time to put this together for me as it now gives me an opportunity to think about paint and furniture colour, fabric selection, decor, etc. Knowing what furniture to take between two condos was a big concern for us so the fact that you were able to model in how our platform bed frame and other furniture would fit/look in the space was extremely helpful.

I definitely will be posting before and after photos! There's still a year before we move so unfortunately the 'after' photos won't be posted for quite some time!

I would simply reverse the walk-in closet and that would provide you with a longer blank wall for more options.
the walk-in closet can be very useful and since you have high ceilings, I'd recommend getting taller doors than standard doors at 80" high for both the walk-in and entry closet.

Because of your feedback I went back to the developer and inquired if they were able to reverse the walk-in closet in the 'dining' area. They've agreed to make this change at no cost so thank you for that great suggestion! I hadn't thought of that when we made modifications to the kitchen area, but having more wall-space now will allow more flexibility in where we add a sideboard or hutch.
