1250 units, nestled between two freeways, a river and a casino.
It will have to be one hell of a design. Hopefully will trigger some adjacent upgrades and considerations to make the pathways, sidewalks and parking situation around there something people can actual live in comfortably.
 
There was supposed to be some sort of project on the northwest corner of Olympic Plaza that was highly regarded, I wonder if that's what it is?

There was once a design concept for the new National Portrait Gallery of Canada there. It was pretty damn cool.

How is Macleod Trail a freeway? It is a large road, to be sure, but a freeway is a road that has no intersections (only interchanges) and limited access. This is not a freeway. It is a challenging site, but let's not let hyperbole into the discussion.
 
There's also the Oxford/Wexford proposal in there as well. Any guesses on who the developer might be?
I am surprised as anyone on this one too. I don't see anything coming from this application anytime soon. Just 5-6 blocks north will be the balance of Bentall Kennedys Portfolio. A block from BK is One Properties (formerly WAM) with 1-3 towers planned. And the west side of Macleod Tr just a few blocks south is Anthem Erlton. All these developers are waiting for the inner-city residential market to turn which it is long ways from doing.
 
The width of Macleod Trail and first Street sometimes gives the feeling of a freeway, but I know where you're coming from, it still is a road with controlled intersections and with some fine tuning could be a decent pedestrian corridor.
This development is an opportunity to do some cool interfacing with the river. I'm anxious to see the rendering for this.

The proposals I've seen for the Elbow Casino site are quite tall, 1250 units would be like 3 or 4 50+ storey towers, not sure the zoning will allow for that.

I think 10 units per floor is a reasonable estimate for these towers.
 
The NW corner of Olympic Plaza is north of Teatro. Your location is a further block NW.
I hadn't heard about this at all. Too bad it didn't go ahead. Was this something before the gallery was proposed at the south Block of the block? I guess there aren't any renders around hey?

Out of the box thinking...What if the LRT were sunk between the Cemetery Hill and CP tunnels? Macleod could expand over the new LRT tunnel and return the to the two way configuration that existed before construction of the south line. What is now Macleod southbound could be come a narrower, residential street lined with towers.

I am not sure if there are restrictions on the Elbow, but being that they are to the north, it won't cast a shadow on it. Not sure if that is what you were thinking, but given your location, I can see why you might get confused ;).

While I agree this is ambitious, having a DP in puts them ahead of One Properties at least. We will see if there is room for this, Portfolio and Oxford. I would anticipate the public realm along 1st street and Macleod would be similar to what has been built adjacent to the other towers further north, with boulevard trees and a nice wide sidewalk.

One design consideration that came to mind. With 1250 units, that is a boatload of parking stalls that will be required per bylaw. Excavating that deep, that close to the river could be a challenge. What if the podium contained above ground parking (similar to Colours on 1st Street), and then the units starting on top? I think the zoning won't impact the height, just the amount of FAR, which above ground parking would eat into.
