Stop teasing and just show us what the hell a jewel box of a building is.
 
I've been trying to think of what it could be. Something from the private sector seems unlikely right now, so it would have to be something involving the city or possibly provincial/federal.. There are two possibilities in EV....the CBE building south of Verve, or the one south of the library (across 9th ave). There's also the proposed site besides the Simmons building. It might have been re-designed?
 
The city is engaging the public with regards to Lacaille's plan for that empty lot on 1st ave.

This is the gist of what they are looking to do.
The applicant is requesting:

  • an increase in height from approximately 10 storeys to 17 storeys
  • an increase in total floor area from 9,300 m² to 21,200 m²

I just attended the Design Matters lecture series today put on by the Faculty of Environmental of Design and one of the guest panelist was Kate Thompson, VP of Projects with the CMLC. She mentioned that the M2 project by XYZ Developments in the East Village is expected to begin construction next year in 2018. It truly is my most anticipated project in the city and I think it's really going to complete the amazing work that the CMLC has done on Confluence Way with the Simmons building, First, Evolution, Verve and the Alt Hotel. Can't wait till the next year!

Let's hope the design is not hideous, as lacaille is one of the worst builders in terms of poor architecture. This company is the reason why the West side looks like utter shit! It also doesn't help that pseudo-freeways run between the buildings.

M2 is one of my faves too. After Telus Sky, it's probably my most desired project.

Refresh my memory again on M2, is that the lowrise directly west of the Simmons building?

Edit: Ah, just looked it up. The one to the east. Very encouraging to hear this news.

I think Pointe of View is much more to blame than LaCaille. I actually like the looks of 5 West and Vogue, a bit different from the standard glass boxes. Solaire could be improved though.
 
So September 11 is the last public hearing of our current council, and it is a large agenda. Many land use items that may be of interest, I am not going to go through them all as they are just land use, and as such, no building drawings with them. The full agenda can be seen here:

One item of note though, is the 2nd and 3rd reading of the Bylaw for the Eau Claire redevelopment, item 10.1. 1st reading was given, but then 2nd and 3rd were withheld, pending a DP application and evaluation. Looks like that has occurred. Some basic drawings/elevations can be found in this attachment near the end. They are not renderings, but give a bit of an idea as to what the buildings will look like. They seem pretty similar to the renderings already seen.
