I've been looking into building on lots like this that have existing homes, but only near LRT. I'm not sure I'd be interested in this chosen location, but this could work well for students.

I bet this is going to cash flow like crazy.
Yeah, Ritchie is not a great location for transit, you have one local route on 99 Street, a couple on 96 St. and the only 'fast' route is the 4 on Whyte Ave. The closer to Whyte, the better, otherwise you may as well drive or bike.

Ritchie could definitely use some more transit.

There’s a plan for an ‘Urban Frequent’ route SE33 which would run from Capilano to South Campus down 76th Ave (cutting up to Whyte to get around the tracks).

If or when this comes it will be very welcome. Especially because 76th Ave is identified as a ‘Secondary Corridor’ by the city and an area where they want denser development.

76th Avenue Renewal should hopefully be finished by the end of 2026 which will be a big improvement I’m sure and should make living on or near 76th much more desirable.

I wonder what percentage of higher density development is taking place near the LRT lines. High rise development is happening in Downtown and University. Other development is happening in McKernan and Holyrood.
 
Here is one in Ritchie that fronts 76 Ave - these pics are from the alley.

The front building is a duplex with basement suites and the house in the back (pictured below) has another three units - you can see 4 doors but there are 3 seperate meters.

No garage or parking for 7 units in total. The lot coverage of buildings here seems beyond what could be built.

Just wanted to post a correction on this earlier post of mine.

This will not actually be 7 units on this lot, it will be 3. The front house is two units and the back house is one unit. The reason there are 4 doors on the ground level of the back house is because those are storage spaces for each of the 3 properties. Again, no garage space for any of the 3 properties.
