Next step, RFP for the development partners in Early 2022.
@HousingNowTO You indicated in your last post that the next step would be RFP for the development partners in Early 2022. Do you mean that by early 2022 the development partner will be selected and announced? Also will there be a RFQ or straight to RFP? If there is a RFQ and/or RFP posting it would be great to get updates on that so we can all follow along.

No, we expect they will follow a model & timeline like what they are doing for the sites that are currently "on the street" for RFP...

For example, Council approved the "Housing Now - Bloor-Kipling (Six Points) Block Context Plan" on July 14th, 2021 - and the RFP for Block-1 of those KIPLING lands went out about 3-months later...


For 150 Queens Wharf the public CreateTO documents still have a Construction Start forecast of Q3 2023 - working with that as a target, and based on the completed RFP's to date, we expect this kind of an estimated schedule -

FEB. 2022 - RFP process for Queen's Wharf begins.
APR. 2022 - RFP process closes.
JUL. 2022 - RFP shortlist assessments.
AUG. 2022 - Term Sheet, Lease Agreements, Due Diligence, Legal, Federal Supports., etc.
FEB. 2023 - RFP partner for Queen's Wharf announced.
AUG. 2023 - Construction Begins for approx 24-30 months.

BTW great timeline really helps keep track of whats going on.

No. Only the winning partner is announced to the public - after all of the legal and financial hurdles have been cleared.

At each CreateTO Board Meeting, there is usually a "HOUSING NOW update" item with public MILESTONE and UNIT-TRACKER documents that will give you an idea on status and schedule of each individual site.

Is this timeline still on track @HousingNowTO (obviously not to the exact tee but rough ball parks?) Seems like according to the last post milestone report you posted construction is now slated for Q2 2023 so it seems like project is moving fast than anticipated?

TDB - kind of depends on when the RFP actually hits the street. Which has not happened yet... but is supposed to happen in the next 2-1/2 months.

Outcomes of Provincial and Municipal elections could also impact some of the "Negotiation" dates.

Currently they are in the "ballpark" of the dates suggested in the thread above.

Thanks for the update... The June 2 Provincial Elections and Oct 24 City elections will likely end up resulting in the status quo (Ford back for 4 more years and Tory back for farewell 4 years tour and solidify his legacy projects)
 
At CreateTO Board meeting today - they confirmed that they are expecting a not-for-profit RFP to go out to market in Q2 2022 - they also highlighted the key RISK(s) on this site... including "Sanitary Capacity"..?

The last full update you provided stated RFP process to start Q2 2022 Construction to begin Q2 2023 (correct me if I am wrong).

I assume since we have heard of no updates that this project got delayed? When can we expect the next update on timeline?

Let's hope this project hasn't been pushed too far down the pipeline.

All HousingNow projects are effectively on hold because none of them work in today's interest rate environment. Some of the selected proponents from the ones that have already been awarded are continuing with planning application and design work, but none of them are in a position to be able to build anything.

The Province's announcement last week helps a bit, but it's not enough by itself: some combination of the three levels of government are going to have to make significant policy and programmatic changes if they want to see affordable housing built at scale in this environment.
