Update:
A new pocket of density is emerging near the Toronto intersection of Church and Gerrard. As work wraps up on Menkes' 365 Church Condos at the northeast corner of Church and McGill, activity is heating up at the southeast corner on Tridel's Alter. We last checked in on the 33-storey, architectsAlliance-designed condominium tower back at the end of May, when cladding had begun to impact the rising tower's look.
 
Whys everyone hating on 365 church it's hardly ugly... but no it's not outstanding there's been over 1000 other buildings constructed in Toronto thar are far mor unpleasant to look at. Out of a number of new construction projects in the city that one and this get about a 7/10.

What are its redeeming qualities? I can't name too many condos that have gone up in the last 10 years that are worse.

It looks like a giant turd from its fake brick, ugly colour and basic no frills architecture. It is an embarrassment.
 
I'm sure you can find a thousand other buildings that are as ugly or worse in the city. Recent high rises not so much. Still, he does raise a point. There's more horrors out there than Velocity, 365 Church or the University Detention Centre on College. Life on Merton or Ventus are pretty vomit inducing.

But that's the point. You're not going to find too many at the price point these were sold at within the last 10 years. It's not like these things were cheap. There are plenty of buildings that are uglier, but they probably didn't have the benefit of going up in the condo boom and selling at a high price point. For such a big builder like Menkes, this is bad.
 
But, how many more built in the last ten years are as ugly as 365 Church? Price point doesn't give the whole story. Prices are higher in part to costs being higher.
