The Lighthouse Tower will consist of a 48 storey condominium tower on top of a 5 storey podium which will house a "prominent academic institution". This tower will offer panoramic views of the city's skyline and has a 24 hour concierge and a "Resident Service Director will provide on-site customer service for residents".

48 storeys on top of a 5 storey podium does not mean 48+5. It means 48 of those storeys are part of the podium. So the total is 48 for the tower portion.
