IF the "new Bazis" ever get final approval to go ahead of with EmeraldPark,... I wonder how much it'll be cheapened from the renderings like the "old Bazis" did with their CrystalBlue condo project.

Oh come on, with sales over 75% it will get built and most likely the design and finished product wont be an issue.

Actually, last summer Bazis was claiming 500 of the 564 units sold,... thats closer to 89%. Plus, 2nd floor supermarket level and all first floor retails were sold. Selling some of the 3rd floor office space taking more time.

We know Bazis can market and sell (we've seen that at 1 Bloor East),... that's not the issue. The question is can Bazis deliver on what they promised,... and deliver on time.
 
Bazis has some solid partners on this project. There are few connections between this team and the one that led to the One Bloor fiasco . Long storey short ... Tridel has their shoring permit. Bazis doesn't have theirs.

Oh, btw,... in case you're wondering why Bazis EmeraldPark still haven't got their permits yet. They still need to dot all the "i"s and cross all the "t"s. Bazis EmeraldPark development approval applications/zoning requirements are probably amongst the most complex the city have seen! Taking over the OMB ruling on the western 2/3 for 22 & 25 story condo, converting eastern 1/3 from commerical (no residential) to residential zoning, "buying" city laneway in the middle, exceeding the 100m height limit, exceeding density limit, transfering density from church west side of Beecroft, realigning & widening Poyntz, TTC subway entrance & air shaft, etc,... The Zoning By-law Amendment (ZBA) changes were recently approved by the city of Toronto on Dec 16, 2010 (file# 08 178556 NNY 23 OZ),.... but ANYONE can still appeal it to the OMB, as long as they notify them by January 11, 2011,... see attachments.

Lots of condos all over downtown North York,... except in this EmeraldPark neighbourhood south-west of Yonge and Sheppard, which is void of condos. The residents in this neighbourhood have been very successful at fighting off condos,... including two proposed condo towers at this same EmeraldPark site about 10-15 years ago (even though OMB approve two 22 & 25 storey 364 unit condo for western 2/3 of lot,...you can bet the residents are even more resistant to this EmeraldPark proposal for 30 & 40 storey 565 units). Another condo proposal shot down by the locals (7 years ago) at the foot of Botham Road overlooking the Don Valley west golf course will now be a new elementary school. They also seem to have killed the massive condo proposal at the western end of Bogert & Poyntz Ave (5 years ago).

It's the density and traffic congestion that these condos bring that the residents hate. And realizing that EmeraldPark will "encourage" the currently zoned commercial office land for Nestle2 (immediately to the north) right the at south-west corner of Yonge and Sheppard to be re-zoned for another high density condo,... you can expect some residents to appeal. Even if they eventually lose,... the appeal process will drag out and buy them more time,... more relatively "peace and quiet" time.

Also, for this EmeraldPark site, Bazis needed a city owned laneway that runs almost right in the middle of this site (it's still bordered by yellow guardrails and wire fencing with overgrowth). The city was smart enough to make the sale of that laneway to Bazis contingent on Bazis building exactly what was planned and agreed upon,.... in other words, Bazis can't flip the entire lot and sell it to another developer who will build something else. Like what happended at Bazis 1 Bloor project,... even thought that was more like a forced sale! The city sold a laneway to Bazis for the 1 bloor project without any conditions. The city owned laneway that the city is selling to Bazis EmeraldPark will go back to the city if EmeraldPark doesn't get built.

Basically, someone appealing this EmeraldPark zoning would be in a pretty good position. They can hold up the project,... at worst they'll buy more time and get more peace and quite. Bazis might be forced to give more to the local community,... or anyone with a "pet project". Hmmmm,... I hear EmeraldPark will have a Starbucks,... and I'd like to have free starbucks for life! And also for my dog too! :)

Anyone else have any pet projects?

Actually, no. Nobody can just appeal the approved ZBA to the OMB. In order to file an appeal to the Board a written or oral submission regarding the application would had to of been made prior to the passing of the By-law. Were you a part of this process Sunnyray? You sure seem to have a huge hate-on for Bazis and your repetitive postings of their incompetence or what have you is rather tiresome. As mentioned it's like a broken record repeating the same rants. Did Michael Gold run over your dog? As sketchy you may thnk Bazis' business practices are they are not alone, yet you do not post outside of this thread or the Hullmark Centre thread, where you seem to have a hard-on for Tridel. You obviously know a lot about the history of the Emerald Park site and NYCC, and with the planning process as well, but these repetitive Bazis-bashing posts just get a bit annoying.
 
As per the second page (also second on previous attachment):

"Who Can File An Appeal:

Only individuals, corporations or public bodies may appeal the decision of Toronto City Council or appeal the by-law to the Ontario Municipal Board. A notice of appeal may not be filed by an unincorporated association or group. However, a notice of appeal may be file in the name of an individual who is a member of the association or group on its behalf.

No person or public body shall be added as a party to the hearing of the appeal unless, before the plan was adapted or before the by-law was passed, the person or public body made oral submissions at a public meeting or written submissions to the Council or, in the opinion of the Ontario Municipal Board, there are reasonable grounds to add the person or public body as a party."

There's that last part with the OMB,... if they believe you have reasonable grounds for appeal,... you can still be added to the appeal process. :p:D

BTW,... Bazis hoarding now includes the original renderings of the two tower at the south-east and north-east corner of the EmeraldPark site.

BTW,... if you find my "repetitive Bazis-bashing posts just get a bit annoying",... why would you bother to continue reading them. You see my poster id at the top of the post,... save yourself the annoyance don't bother reading it.

This building will either be THE landmark of North York or a complete screwup, if they cheapen out on the glass. If they can approximate the green glass in the render, it would provide for a very striking exterior. Unfortunately, Crystal Blu's case does not make me have too much confidence in this.

Yes these would look great on our waterfront, Toronto needs to step it up by the lake with buildings like this as well as Absolute World etc. Really hope these towers turn up like the renderings.
 
YIKES! Those buildings in Kazakhstan look nothing like the render. I don't like them at all. God, I hope the ones in North York look nothing like that but after seeing Crystal Blu, I think we need to be concerned.
 
Those towers in Kazakhstan look good. The polychromatic glass is nice and uncommon in Toronto, though the curve amounts to a slight inverse slope that after seeing the Ritz Carlton, is no longer novel. Those towers suggest a better executed building than CrystalBlu, which is a relief.
