Lets get back to Emerald Park guys. This is getting too far off topic.
 
I'm not saying more infrastructure isn't needed, and I am aware that being childless means I don't have to deal with the school issue...but the lack of a schools seems like a (relatively) easy situation to fix...If the money is there. Instead of Filion fighting further development, maybe he could extract enough money from several developments to build more schools. I believe there was a condo project on Eglinton near Yonge that rebuilt a high school in order to proceed with the development.

That condo project needed some land from Northern Secondary School,.... so the trade off was basically an old school desperate for repair give up some of their prime land to the developer in order to get rebuilt. That's a developer trick that's quite common in Toronto, often getting land from churches that get rebuilt (Sheppard East a few blocks east of Bayview & St.George church on Yonge north of Church/Churchill).

When a development application is presented to the city,... it's not an opportunity for the local councillor to extort developer money!

There's a formula within city planning for how much developer money/concesssion should be requested on behalf of the city depending on the development. And since all development are different (height, density, zoning changes, location, etc,...),... this formula must be consistant and treat all development proposal fairly otherwise the developer will have a field-day crying that they're bein singled out to the OMB.

Look at the recently rebuilt schools in North York Centre,... it's all developer money,.. whether it's directly as per McKee Elementary School and Earl Haig Secondary being condition of the Empress Walk development or indirectly from section 37 money collected over many developments which is where some of the money for new St.Edward Catholic School came from.
 
Speaking of developer concession,.... developer for EmeraldPark was supposed to rebuild Lansing United Church with community centre as per density transfer agreement,... the west tower of EmeraldPark is almost finish,... yet, Lansing United Church rebuild construction hasn't even started yet. What's up with that? The church recently redid it's roof,... so it doesn't seem like it'll be torn down and rebuild anytime soon.

I guess the green glass is going to look alright. At least it isn't grey. The flare is looking good too.

Actually, flair already started on east tower about 2 floors ago on 34th floor (now pouring floor for 36th floor). Those black square holes in the spine starts at 18 floor, then every 3,.. 18, 21, 24, 27, 30, 33 is latest one. One up from 33 is 34,... north-west corner vertical slab stripe isn't as vertical - it leans out so there's the flair starting.

o god, that spandrel. make it go away. coloured opaque spandrel should be banned. and it looks like they chose the same colour as trump tower. compare this cladding to delta, what a huge difference.

The Metro is due to open in November. Construction begins in June. Seems quick.

WholeFoodMarkets started their construction inside Tridel HullmarkCentre around Febuary and plans to open this Fall.

Metro plans to start their construction in June and plan to open in November of this year,... or next??? Who comes up with these estimates for opening day? Is it Metro or Bazis?,... the same folks who said Bazis EmeraldPark will open in 2011,... then 2013,... then 2015,... then,....
