I'd give a 6/10 for these buildings. They're a new precedent setting density for my neck of the woods and are generally a net positive urbanity wise, but are a notch under lukewarm attention to aesthetical design care here.

Have you checked out the prices at Farm Boy? This is a relatively low income area, although the new condos/rentals might help. That's why there is a discount version of one of the major grocery chains currently operating in what's left of the plaza. Also, recall that Metro initially wanted to go with a namesake store at the Dupont/Lansdowne development nearby, but opted for their discount Basics brand instead.
