Since Pinnacle is the developer for One Yonge, they would have to replace HPA. That being said, I agree with your point, though a few other sites to the east of One Yonge should be targeted.
 
Why aren't these guys competing for land along our waterfront and put up real masterpiece?
They could replace Pinacle at 1 Yonge in my opinion.
They should target the garbage Sugar Wharf development that Menkes will be putting up really soon. Menkes is just wasting valuable waterfront real estate with their proposals.
 
There's nothing we can do about it. Why would Menkes (and other developers) waste money when they can just build four cardboard walls and sell it for $1,200 psf?

For as long as the demand exists, all developers will just be maximizing profits. They don't need to think outside the box or provide a competitive advantage to get you to buy into their buildings. This is all because of baby boomers buying all the one-bedroom units to fund their retirement fund and all the foreign investors parking their money here.

CRA should be implementing some serious taxes on investment properties (not that foreign tax nonsense), more than the current 50% capital gain tax, which is laughable at best. That and exponentially increase land transfer taxes based on the # of properties you have.
