It could look alright. The collaboration of CentreCourt and IBI did well at 411 Church, not too far away. This developer/architect firm duo has quite a lot on the go in the city with Prime, 199 Church and 8 Wellesley all hitting the market. There's also 250 Church coming up in the pipeline. So we'll have to see how this next batch of condos are executed.

The sidewalk has been moved out and there is now a porta potty as work begins.
I'll be curious to see what happens as the buildings get demolished since there have been a number of raccoons around at various times.

Estimated construction timeline:
- Demolition: June 2021 to July 2021
- Excavation and shoring: from July 2021 to October 2021;
- Below grade formwork: from October 2021 to April 2022;
- Above grade formwork: from April 2022 to April 2023;
- Building envelope: from November 2022 to April 2024; and
- Interior finishes: from August 2023 to December 2024.

Wow do I ever miss chilling on that rooftop (perspective from where that photo is taken). Great views in all directions, and lots of fun with the BBQ sets and hot tub.
