One can never be angry with @flonicky 's fine photo-taking.......... but OMG what a hatchet job............what a waste of material and effort.............Why not just empty your bank account and place the cash in the middle of the road and burn it?

Faster, less labour required and costs the same.

The architectural quality at-grade here is just hideous, the material quality almost as bad......

Notice the seems between the bricks over the ground floor glazing. Either they used pre-cast in that spot or the crew doing the work doesn't know how to lay brick properly. No visible seams!

No visible dividing line or signage band above the ground floor to differentiate it from the second floor.

Use of a small section of spandrel between the brick and the oil canned panels further allong

Two different styles of 'window's in order to accommodate zero-value Juliet Balconies that look terrible.

Brick is ok, but reads cooler than it should.

Crap panels that shouldn't even exist are a poor colour outright and worse when contrasting w/the abutting brick.....err spandrel.

Is there worse? Sure............but this is sub-par at best and a deep disappointment.
 
The ground floor is mostly brick and curtain wall with the awnings and windows still to receive trim. It's a step above the rest of the tower. It isn't just a sheet of glass. There's a section of the street front that is just brick. I don't find it that big of a deal. It could be a blessing in disguise depending on the interior layout. Brick beats windows plastered in vinyl advertisment. Alternatively, a blank wall is a great spot for a streetcar stop and shelter.

Again. It's a step above the rest of the complex.
 
I think I mentioned before that the quality of the grade-level architecture was raised at the public meeting and the guy who asked the question received the most patronizing response possible.

Can't get any respect for trying to address architectural integrity standards during public consultations in this city. :mad:
 
It's something else that they managed to make real brick look like precast panels- dare I say impressive, but like, not in a positive way.
