To confirm, Brookfield has (officially) dropped any plans for residential on this site. All office with retail on the west side of the podium (and of course connecting to the PATH network below).

Corfirmed that KPMB are the design architects for this phase again.

The Parks Department asked the Committee of Adjustment to move the tower 3 metres west to be farther from the Cloud Gardens, but Planning recommended against that.

The CoA has passed all of the other requests to move volume around on the site, etc.

Here is the bylaw 2006-460 - site on p. 11.

So basically we will likely have a slightly taller tower with a stronger podium for BA North.

Hmm..

Note how the "Bay Adelaide Lands" is defined to include the eastern half of the Hudson's Bay store outlined as "Parcel A".

What impact does that have on Cadillac Fairview's potential redevelopment of the store?
I suppose it would be concentrated on the western half of the store site anyways.

It's the result of density transfer from that part of the Bay - see:

http://www.blogto.com/city/2014/04/the_story_of_the_bay-adelaide_centre_stump/

The height of the main tower, which was to be slightly smaller than Scotia Plaza, was made possible by a controversial council decision on the eve of a civic election in October 1988. Essentially, the city cut a deal with the developers that allowed the density of the three separate HBC sites to be added together, creating a "superblock."

In exchange for not demolishing the historic Simpson's store, supplying the space and money for a half-acre park, and land for 561 units of assisted housing, the city allowed an additional 31,400 square metres of space. Toronto Star writer David Lewis Stein called the culture of deal-making "everything that is wrong with the last city council."

Lovely. More reductio ad absurdum from the masters of corporate blandness. Can't wait!

KPMB does what it does. Ultimately Brookfield gets the final say on the design. I'm more inclined to fault them for the bland design we'll inevitably get here.

They can only go up so far due to shadow restrictions on Nathan Philip square. I will want to push right to the limit on the height though. 100% office as mentioned. Preleasing begins after BAC East is finished. Will look like BAC East with square corners.

Why are they waiting until the East tower is done? If they get a big tennant couldn't they start early?
