7 Levels of underground parking? That's unheard of, even away from the lakefront...

It's not like it hasn't been done, but it is a lot. Shangri-La is the deepest in the city from my understanding and it is 8 levels I believe.. 33 Yorkville is just starting a 7 level garage as well.

Paradoxically the deeper garages tend to be in the suburbs since so little parking is required for downtown projects. Most downtown projects are rarely more than 3 or 4 levels, while the suburbs seem to often need 4-5 levels. All the condos in Downtown Burlington for example are 5-6 level garages, as they are small lot projects that still have to deal with a 1:1 parking ratio. Compare that to downtown where a lot of projects are building at 0.2 spaces / unit or even down to 0.1/unit.

The suburbs have more space to spread out the parking on fewer levels or they go above ground. All the condos in downtown Burlington are 2 to 3 floors deep. The only towers with 6 underground levels in the 905 are the Absolute Twins and Pinnacle Grand Park in Mississauga and the new seniors high rise in downtown Brampton.

Check the plans for the new ones going up. Pretty sure Nautique has 6 levels.

Could be. I only know the existing ones. M City could be deep too.

Downtown Toronto has 50 towers with 6 or more underground floors.

Finally some movement on this site. There's an excavator or two and a few bundles of H-piles on-site. Expecting the drill rig to be here soon.
Great, this at 182m will be the 2nd tallest @ Hunber Bay shores followed by the nearby under construction 177m Vita by the Lake:cool:

Some quick photos of what Keyz mentioned. Also, this excavation may go a bit quicker than normal since a portion of the site is already excavated from phase one?

Excavation started initially very slow but seems to be picking up in the past week or two. Also, I know the cove has 3 levels of parking, but looking at the exposed part of the garage where waterways will tie in, it almost looks like theres excavated space below the 3rd; wondering if they built an extra level in phase one to use in phase 2. Anybody else seeing this / can confirm this is a strategy often used?

I believe there is ether 5 or 6 levels of parking for Waterways to match this site
