Another one going to CPC next week is the land use redesignation for the McDonalds on 17th Ave SW. They want a direct control bylaw, that enshrines the drivethrough access to 17th Avenue. Administration is recommending refusal:

A Land Use Redesignation from 2019 finally has a CPC meeting scheduled for April 22. It's near the corner of 14th ST & 17th Ave SW. Right now it's a McDonald's parking lot and drive thru.

This is a project submitted by IBI Group and is not The Sentinel project by Arlington Group.
Looks like they still haven't changed the drive thru access off of 17th, and unsurprisingly getting a refusal recommendation once again. Why won't they just have it along 16th Ave only? I'm sure that'll be satisfactory to the planning committee then.

Is this just the first phase of a larger project? I remember the original proposal being lot more ambitious.
 
I found this map. Sure enough, the new DP's appear to be all Truman. They have acquired 18 lots in Shaganappi to build on.

One thing I really like about this, is that's a group of smaller developments rather than one big one. It'll give the area surrounding the TOD a more organic feel.
 
It's sort of goes without saying that the community would be against it. There are very few communities in Calgary where a building over a dozen or so storeys doesn't get opposed. Also no surprise it getting recommended for approval. It's in a location where the height isn't a big issue. That and the pressure to increase density. Hopefully this one goes ahead.

It does the job. I'd like to see some residential on that parcel, but this helps fill in some empty space.
 
This is a really tough one. An auto oriented single use design does not meet the policy objectives for this area. That said, were it not for the fire, that is what would be on the parcel for a long time. Is refusing to allow a rebuild going to result in a higher density, mixed use development sooner? Or, will there just be a vacant lot for years and years....

Kind of similar to the McDonald's drive through on 17th that went to CPC yesterday. McDonald's wants to rebuild the restaurant into a more urban appropriate design, but still keep a drive through access to 17th. City recommended refusal, again for sound policy reasons. I missed how the vote of CPC went, but I will note that Councillor Wooley advocated for allowing the drive through, as it would result in a greater overall good (better restaurant/design than the poor one with a drive through now).

When the McDonald's goes to public hearing, if council grants a land use that enshrines a drive through and single use fast food restaurant on 17th Ave, this refusal of a DQ in this location will be a tough pill to swallow.....
 
Granted, I only have Corbella's melodramatic account to go on, but I'd say just let them rebuild the damned DQ. Better to quickly rebuild an amenity there that will continue to serve the surrounding community for another decade than let the lot sit vacant. It's also important not to repeat the mistakes of the past where places like Vic Park were demo'd because the powers that be decided they were bad urban planning. Building vibrant communities is not just about imposing strict adherence to a single built form, but rather letting the community redevelop organically without heavy-handed restrictions.
 
My heart goes out to the people running the DQ, it really does, as I'm sure they're good hardworking people and I understand why they want to re-build, but I have to side with Druh on this. If there's any chance to make Centre street into a decent vibrant corridor, it means having to say no to businesses with parking lots and drive throughs. Fast food businesses can survive with minimal parking and no drive throughs. It's not easy because the corridor has to be busy enough, busier than Centre street is now, but on the flip side, if you build the drive through business there, it'll be there for another 40 or 50 years. With an LRT station planned to go nearby, the drive through option becomes less important. You've also got two pretty large proposed residential developments within a few blocks.

Was wondering what happened to that DQ. I agree with Druh in that this should become a proper urban street and drive thrus are counter to that. I also agree that the family should be allowed to rebuild or be compensated by the city somehow if they aren't allowed. Corbella is such a wind bag though, really can't stand her!

Really. Do you own a business? We should bankrupt this family? So , every business that burns down that doesn’t meet your future vision should be terminated? The socialism on this forum is outrageous.
 
This is a strange hill to die on from a city planning perspective, specifically because the location, fire, and insurance situation. I'd let them rebuild it.

The 17th MacDonald's is a much different situation, I'd refuse that vehicle access from 17th with my dying breath.
