I'd like to see a future stadium be a catalyst for redevelopment, so a location either on the bus barns site or the west village get my votes.

This is worse than an apartment building right? Even though it is missing middle...

Vic Park bus barns is the way to go.
Bus Barn is too close to residential, wherever the new stadium goes, it needs to be able to handle very big concerts (thinking the 2 Metallica shows Commonwealth just, hosted in August). To be honest, the current location may be best, if McMahon had stands on the ends, it would cut noise by half probably, then we could have more shows there. My money is on another renovation. If they take he current stadium down to the bones, they could easily renovate it to something much more suitable.

This should just be an apartment building. There would be a better site outcome and it would allow for more space to be saved for trees, outdoor common spaces, and reconfigured parking orientations.

I would prefer an apartment building, but I don't mind this. 68 units in total is decent density and will help build a continuous wall along 26th.

The Grandstand is my vote for a new stadium. There is a sea of parking there already and a very underutilzed facility. If they can figure out a way to roll the field on and off the existing dirt and add some retractable seating, they can save a pile of money. They'd likely need to be on the road for a few weeks during Stampede season.

I vote for the bud barns for a new stadium. I just don’t see how they can create a football stadium and keep the chuckwagon track at the same time.

Online topo map shows the west edge of this is about 7 meters higher than the east edge. There's also a bit of grade from the back lane down to 26th.

Interestingly, the '3.05m walkway' between the duplex and western edge of this property appears to be an easement walkway...you might figure it out from the laneway:

but you'd never guess that now from the road (the sign here off 26th is not related)

Ideally, I would like to see residential development on that land, not just a stadium.
At what cost though? $100,000 a unit?
If they do the remediation they kind of need to, otherwise that land is permanently stadium and nothing else? It’s a pretty big parcel
A park? Light industrial funky warehouse district that is totally inorganic but we will all forget that it is ‘fake’ in 20 years?

Trying to get a stadium, it is easier to not add a bunch of extra costs as the first step.

I agree. One of the concerns I have with these rowhouse developments going up everywhere is that they seem to be a way for developers to use it as a shortcut to achieve apartment-style density without apartment-style amenities like proper waste & recycling collection and decent common spaces.

If the result of that is achieving a more affordable form of rental accommodation, then perhaps the tradeoffs are worthwhile - but at this point, I am not convinced that is the case.

I think it's great! A family with 1-2 kids is more likely to move to Townhouse than an apartment. 99% of apartments have the same 1 and 2 bedroom floor plates.
