The report cites shadow impact on Richmond St. as one of the reasons for refusal. I find that odd, as this building is across the street from Shangrila, which is at least 2 time taller. Does this refusal have more to do with blocking views from Shangrila than all of those other justifiable reasons?

I am afraid nursing homes is well on its way to becoming the ugliest building type around, now that we have decent hotel designs (4Seasons, Ritz, etc). The proposals in the council report is only proof of that.

Another 1232 condo units for Scarborough Centre...although I wonder who'll be champing at the bit to live in building 'C' with its lovely view of the cardboard plant and accompanying aroma (although the aroma of the cookie factory could cancel that out). I'm sure this will renew the TTC's call for the proposed Brimley RT station, which will add a some millions to the cost of the RT reno. A western exit from STC station would be only 300 metres away from the west side of Brimley - and about 175 metres from the Brimley station itself. Who knows, maybe the Schick Court project will relaunch, and Scarborough will get its own international competition for a tall, world class condo? The skyline will get North York Centre-ish in a hurry if everything's going to be ~33 storeys.

who cares as its a crappy design much better suited to stay at the approved 20 storeys (Boutique Condo Ph. 2)

the planner department is definitely biased when it comes to architecture which can only be a good thing
 
And why would the planning department care about blocking views of Shangrila?

The reasons in the report appear to be clearly laid out and well reasoned.
 
Right now, Scarborough's skyline looks a lot like Metrotown or Surrey Centre in the Vancouver area, complete with the ICTS and glass towers surrounding a shopping mall.

I never realized how bad Atlantic Recycling was until I passed it at grade on Midland a few weeks ago. It really is terrible. You don't normally notice it riding on the SRT.

A western entrance to STC towards Brimley would at least even out hte crowds. I was again surprised recently when I fought my way through the crowd at the east end of the platform, and got to board an almost completely empty car at the front.
 
You were most likely smelling the cardboard plant west of Midland - I'm talking about the cardboard plant east of Midland which, fortunately for potential condo buyers, doesn't seem to smell as bad (it is newer, and maybe they do different stuff inside, I mean, there's fewer piles of rotting cardboard lying out in the rain, etc.).

A western STC exit would adjust the crowds - the front two cars' crowds fluctuate depending on when buses arrive. All four escalators and the station entrance are at the back so those two cars are always full.

Aa crosses to the north side of St. Clair. It's good to see that the 1481, 1491, 1501 Yonge Street, 25 & 27 Heath Street East project has and office component...at least it looks that way along Yonge
 
Wow, thanks for these contributions Roundabout. Have you posted in the old forum before under a different name?

The Heath and Yonge project looks terrific. Almost like a Minto Midtown south which really emphasizes the nodal skylines we have strung along Yonge street.

The ones around Yonge and Belsize have great massing (between 6 and 11 stories) and I'm willing to forgive the architecture. I'm glad that the two autocentric holdouts: the St. Louis bar and grill at Glebe and the LCBO will bite the dust. There's a nice little old TD or CIBC bank just beside the LCBO that would be a shame to lose but, overall, I still think that the construction of a proper midrise block is a step up.
 
The Graziani & Corazza, and the one from Templeton Holdings, are a particularly nasty gift to future generations of Torontonians.
 
Agreed. the Yonge and Heath looks fine but the other 2 are terrible. Especially the one that takes over St Louis. Looks like crap they try to build up in Richmond Hill. Unfortunately morons will buy it because its there.
