Yeah I can confirm that as someone who's in a suburb beyond the Henday for the time being.

The road sizes are much larger than they should for residential neighbourhoods, and they're extremely car dependent. They are denser than the bungalow era, and probably contribute to bus routes being semi-viable, but it's still remarkably unsafe as a pedestrian or a cyclist oof.

I had no idea this was a mixed use building. I always thought it was another office/retail building and was confused as to why they were building such a small parkade.

Rendering of the residential building going in between the A & W and the Safeway gas station.
Looks nice. Another of the now almost ubiquitous 6 storey building, which is now surplanting the 3 and 4 storey ones that were commonly built decades ago here.

I recall seeing a lot of 6 storey buildings in certain older cities I traveled to in the past. Perhaps this is a sign we are becoming more grown up.

That’s pretty cool that we’re getting a residential building within an area of land predominantly zoned for shopping complexes. I think it’s a very natural step in removing excess parking for more profitable land use and bringing residents and shops closer. Would love to see more of this with more shopping complexes with excess parking.

Yes, getting more common. Just south the new Glenridding Village will also have this. Pretty neat.

Keep in mind that there were residential elements to this planned from day 1 that did not pan out until now.

Yes as well as the zoning, there also has to be the demand for more density and a building like this as well.
