There was a (very) conceptual plan by a local designer (cannot recall whom) that took those what 20x20' boxes and created micro-CRUs.

But again, (the lack of) density and long-term draw poses two real risks.

Just explored 97st/Jasper area and it looks fantastic. I do think that we will regret not including 95st-97st and then will have to go through this disruption all over again.

Well we could sorta consider 95 to 96 somewhat done, new clean sidewalk on the northside of the ave as part of LRT construction is done. Really the only part has been left untouched is the north sidewalk between 97 and 96.

Which is why it made sense to just get that portion done and be done with it.

when you look at the still undeveloped sites in those two blocks on both sides of the avenue (some of which have substantial frontage), it made little sense to do them now and then keep tearing them up as development takes place. it makes much more sense to do that stretch as each parcel gets developed which also allows the expense to be cost shared between the city and the developer.

Surely 102-109 St can wait until after the Valley Line West LRT is fully operational? I don't see the big rush.

I knew it couldn't last, Epcor is back on 98st fixing something. and there will be repair work in the summer as well.
