New Park at 411 Victoria Park Avenue


A new developer-delivered park is coming to 411 Victoria Park Ave.! The park will be located on Gerrard Street East, east of Victoria Park Avenue. The City is engaging the community to help determine the park design.

Project Timeline

  • 2020: Hire a design team
  • Fall/Winter 2021: Community engagement
  • Fall 2021 to Spring 2022: Design development
  • 2022 to 2023: Site preparation
  • Summer 2023: Detailed design and hire a construction team
  • Fall 2023: Construction starts
  • Fall 2024: Construction complete, park opens
The timeline is subject to change.


A new 1.77ha (4.4 acres) public park is being created as part of a mixed-use condominium development at 411 Victoria Park Ave Opens in new window. in Scarborough. The park will be located on Gerrard Street East, east of Victoria Park Avenue. The City is working with the developer to design the new park and the developer will be leading the construction. The park is proposed to include:

  • A playground
  • A water play area
  • An outdoor fitness area
  • Paving features
  • An open lawn area
  • Natural areas with trees and plantings
  • Shade structures
  • Light posts/features

I hope this project will be a catalyst to gradually initiate further intensification of the shopping plaza, garden centre, and insignificant lowrise type properties around the Gerrard to Danforth & Vic Park area. Despite being in close distance to the subway station, it's been floating under the radar for a while.
 
The new renderings are updated from the Block 3 portion of the development project! The overall height in block 3 went from 37.98m to 36.75m. The overall building storey count remain the same at 9-storeys and the total unit counts remain at 203 units.

It's tough to until we start getting individual addresses, and the individual projects get marketing pages, and the site can be accessed by photographers in a way to separate the buildings photos… or at least one conditions! We can always chop up the thread when the time comes.

New renderings are updated in the database! The renderings are for Blocks 1 & 2 of the overall development. There is some project information updated in the database. The total unit count changed from 1052 units to 1050 units. The total parking space count changed from 680 parking to 599 parking. Overall, building height changed from 48.50m, 12.59m, 34.38m, 38.76m, 36.75m, 35.46m & 11.41m to 46.20m, 12.79m, 34.38m, 38.76m, 36.75m, 35.46m & 11.41m.

You can see they have largely formed the basis for the new public road (an extension of Musgrave on the west side of Victoria Park, that currently is opposite the driveway at the northern limit
of the plaza w/the Freshco.)

The road will now divert onto this property immediately after the intersection, the plaza will be accessed via the new road.
