Development Applications

Zoning By-law amendment to facilitate the development of 41-storey and 71-storey towers atop a 12-storey podium. 483 square metres of non-residential gross floor area is proposed along with 95,526.0 square metres of residential gross floor area. A total of 1482 dwelling units are proposed (1372 condo units, and 110 rental dwelling units).
 
19x density...achievable? I think so. I would have to look but what did the development to the south get? Must be at least 15x, and from a different period in Toronto's development. I would bet they will achieve close to this 19x density.
 
This is going to be a highly visible tower from multiple vantage points (postcard skyline view, from the central waterfront, from roundhouse park & the CN tower, from the approach on the Gardiner) so I really hope we get some quality architecture here. I know it's been said over and over but this area desperately needs a building with some texture, contrast or colour in some form of punched window facade treatment. If Lifetime + Wallman is correct, then I'm not overly optimistic.

Interesting notes:

The placement of the towers here is impacted by the flight path for Billy Bishop, surprisingly. I didn't think Billy Bishop had height restrictions over any land area other than the Portlands.

Height looks to be about 240m for the tallest tower including the fins, though they aren't specifically dimensioned so it's hard to tell exactly

Small bit of retail along Simcoe

Sidewalk is widened along Lake Shore

1,482 units including 110 affordable. Lots of density here.

216 commercial parking spaces, so at least partial replacement of the existing garage. 223 residential spaces, so a residential ratio of 0.15. Should be lower IMO.

Shorter tower has an 800sm floorplate. Planning won't like that.

I expect planning to ask for the podium to shrink and the west tower to have a 750 plate at the very least here.
 
Wallman, Lifetime Developments.
It is DiamondCorp and Lifetime with Wallman Architects as ProjectEnd said over three months ago. Good call.

The building footprint is quite small at grade. Here is the landscape concept from dtah. I am surprised the site fits so much tree planting. There is a really large setback to the laneway network that currently serves Waterclub condos and the parking garage. Strong effort at improving the public realm. That POPS will be nice for the Simcoe connection from downtown to the waterfront.

Interestingly, no above-ground parking. It is all below grade. I think that is a huge win.

And zooming in, I like this POPS a lot. Also the setback on Harbour is needed. Currently it is a multi-use trail only. This is much wider and allows for sidewalk and plaza/planting space before the building starts.
