2024 Predictions:
(1) Inflation drops gradually, with the first interest rate drop in summer.
(2) Strong population growth in Edmonton, with construction in suburban housing and some housing plans along the LRT (Bonnie Doon, Quarters and Blatchford).
(3) Edmonton Oilers make the Stanley Cup Finals.
(4) King Thunderbird Centre opens in Spring 2024.
 
Isn’t that one up in the air with Procura now selling their remaining acreage at Century Park?
 
1: Mercury block II starts construction
2: 1 or 2 other mid rise projects start along or near 124th st
3: Blatchfords momentum picks up
4: The old Knoxvilles building is knocked down but construction on Parks phase 2 doesn't start this year
5: Something happens witht the shift site that gets us all excited and thinking its about to start but then it doesn't
6: Falcon 2 breaks ground in the fall
7: Another major apartment tower is proposed along the west end of Jasper ave
8: Garneau/west old strathcona gets a couple new apartment buildings
 
My prediction is more abstract and from a bit different angle but nevertheless related to the fabric of this city.
Globally conflict in Middle East spreads and lifts oil prices, which would accelerate a global economic slowdown, which in turn would lead to more rapid decrease in interest rates. In that environment Alberta shines. Rapid immigration into province continues. The real estate price gap between Calgary and Edmonton widens and makes Edmonton with a healthy job market the only viable alternative for people with limited finances. In the next 2-3 years East Indian community, already large, grows significantly and its presence will be felt beyond already established neighborhoods. And the first predominantly black neighborhood emerge thanks to a strong immigration from Nigeria.
Construction wise, some new proposals emerge along Sony Plain road, especially in between 142 and 149 st. Overall, it might be the year of smaller infill developments and densification in general.
 
One 2024 prediction I hope I'm wrong about: Edmonton and surrounding municipalities have challenges with drought.
If we get enough snow through January - March and some rain April - May we will be fine. Last year was relatively average moisture-wise, so we are not in the same boat as southern Alberta.

Yeah, missiles are regularly being fired at ships in the Middle East. I don't think oil markets are currently taking into account how serious this is or could easily become.

However, unlike in the past, the strong immigration to Alberta currently is based not much on the strength of oil prices, but relative affordability. If interest rates do fall, I feel that could take some of the pressure off elsewhere, but house prices in La La land and elsewhere will probably just go back up, so regardless people with limited finances (ie. most people) there will be no further ahead and have to continue to leave.

Although not as bad as in some other places, renters in Calgary are starting to get squeezed and priced out now too. There is no other city over a million in Canada that is still fairly affordable, so at this point we are it.
 
2024 Predictions
  • Edmonton will plan regional rail and get into the business of intercity rail by protecting a ROW from the CN track under the new Yellowhead freeway at 115th street all the way to Blatchford Gates LRT station. In 2026 a land flip and sale could occur between Edmonton, CN and the Canadian government. A new spur line connecting to the main CN line built to Blatchford Gate LRT but owned by the city. The original VIA line gets transferred to the city to become an MUP along with the western bridge crossing Yellowhead to complete a missing middle section of trail. The city builds an avenue connection between Blatchford and Prince Charles neighbourhood to the west around 122nd Avenue. The city builds a brand new train station with a hotel on the upper floors adjacent to Blatchford LRT station. Train station space is leased to VIA rail and a new entrant providing daily city to mountain rail service. Edmonton is future protected for regional train line expansion North, East and West.
  • High Speed rail will come back into the conversation between Edmonton and Calgary as the province will realize that if they really want to get the attention of Ottawa is to do something eastern Canada has not been able to do and rub their nose in it.
  • Councillor Rice is removed from council by some form of petition due to non performance.
  • Interest rates will stabilize and decrease a bit. This along with city changes in the zoning bylaw and parking plan will start a boom of multifamily housing throughout the city but especially around TODs.
