Regardless, I do agree this facility would've been better located in the more 'central' west end like Collingwood or West Jasper Place to be more accessible to more Edmontonians and less people from Spruce Grove...

Will people from Spruce Grove want to even use this place - they have the Tri Leisure Centre which is a large scale multi rec centre built around 2005 or so..

The City should annex all the land West to Highway 60, and south of the Yellowhead excluding Enoch of course. The City needs to plan the LRT route to the new rec centre, which I assume will be down Webber Green unless there is another route. The annexation would set the stage for more improvements to Highway 60 south past DEVON and north as the secondary ring road connecting to Highways 19 and/or 39.

The City doesn't need more land to service and maintain - we have enough vacant land and farmland already. What we should have done is not annex the land south to the Airport and just work on developing within our existing boundaries, which is the best option for long term finances.

When the city controls the land it is preferable because they can control speed of development and density of development. If not annexed, those south lands might have become mini acerages.
 
What's wrong with people wanting to live on acreages?
Land fragmentation - smaller parcels compared to larger parcels for agricultural land, which makes development more difficult as you have more property owners to deal with in terms of land assembly.

Nah, that's prime industrial land. We need somewhere for greenfield industrial developments inside Edmonton city limits. Otherwise that's substantial tax base we're giving up to Leduc/Strathcona County to subsidize their suburban sprawl.

There is a ton of that in the NE and South.

Nobody wants to build in the NE and if the city of Edmonton doesn’t develop the land in the south someone else wil and puff there goes our industrial tax base AGAIN.
 
Will they develop here regardless? Acheson and Nisku boom because of cheaper land, cheaper property taxes, and less hoops to jump through.
 
Wouldn’t it be just a 5 min bus ride to the Lewis Farms station?
As soon as you add a transfer, transit takes 2x if not 3x as long as driving. I can drive to this site in 20mins from my current house. Transit is 40 to Lewis transit centre currently on bus. Or 20 on the future WVLRT. But add in a bus transfer and it’s back to 40mins.

And transfers add confusion, plus more standing around which impacts “perceived” time vs when you’re on something that’s moving.

Add in winter time and the joy of having to get off the train and stand around outside again for the 2nd time on your trip… not really incentivizing transit use.
