According to the sales brochure, Urban Strategies looked at two options for the site. The first a realistic 26-storeys option, the second, a 50-storeys tower that would likely be a fight to LPAT to get approved.

According to the above
A 50 storey bldg. in that tight space gets you 383 units, then a bldg. of 518 units should get you 67-68 storeys or more:cool:

Not necessarily, check out the GFA. It is roughly the same as the 50-storeys option.

I think it is the opposite interpretation, this is going to have rather small average unit sizes.

Their PR people should realize they bought 2189 Lake Shore (two words).

Marlin Spring is pleased to announce the acquisition of 2189 Lakeshore Boulevard West, located in the Humber Bay Shores neighbourhood in Toronto’s South Etobicoke area. The .67 acre site currently includes an Esso gas bar, car wash facility, and Circle K retail store that contains a Tim Hortons outlet.

Marlin Spring has plans to improve the site by developing and constructing a ~50 storey condominium tower providing approximately 600 much needed homes to this sought after neighbourhood.

Future residents of this project will benefit from an exceptionally unique waterfront location in south Etobicoke. In addition to unobstructed lake views to the south and park views to the north, it has superior access to major commuter routes, public transit, parks and greenspaces and is in close proximity to all the amenities of downtown Toronto.

This development is the first project to be part of Marlin Spring’s recently announced Development Fund. The Fund closed in April 2021 with commitments of over $115 million from a group of prominent investors including its cornerstone investor, Osmington Inc.

Thank you to the many dedicated individuals involved in this transaction and congratulations and thank you to the entire dedicated and exceptional Marlin Spring Team.

First property acquired with Development Fund

The first property acquired with the Development Fund was purchased for an undisclosed price from Alimentation Couche-Tard-owned Circle K, which operates a convenience store and gas station on the site at 2189 Lake Shore Blvd. W. in the Humber Bay Shores neighbourhood.

The retail operations will remain until redevelopment moves forward.

The acquisition was originally structured with Osmington and some of its partners having smaller stakes before the Development Fund’s first closing. The partners are still involved, but the fund now owns a majority stake in the site and Marlin Spring will be responsible for development and construction.

Marlin Spring is finalizing its plans and development applications, which should be submitted shortly.

“It’s a great site that will be in high demand for folks who are looking for city dwelling,” said Mathur. “It will be very much in keeping with the surrounding buildings that we have.”

Marlin Spring has other nearby projects at various stages on Lake Shore and The Queensway and plans to take advantage of synergies from those with this latest acquisition.

When we have an actual proposal, we'll great a database file made, and that's what creates a pin on the map and reformats the thread title.
