New Ontario Building Code Impact on Condo Design

So we are half way into 2017 and there doesn't seem to be any noticeable difference to windows walls in newly constructed buildings than 3 or 4 years ago. I was expecting to see more solid walled buildings with pinched openings, or the dreaded thought of spandrel panels taking up most of the...

I totally agree. The design of the building turned out great and I especially like that a conservative developer like Plaza made this happen, however it's way too bad that the ground floor is such a let down and a huge missed opportunity. It could have been a big improvement to the streetscape...

    Toronto Toronto | Toronto House | 186.53m | 58s | Westbank | Hariri Pontarini

This was just a preliminary design presentation and nothing has been submitted to the city yet. This was just the start and there will be a lot of design development to come, so don't take what you have seen too literally.

This project would be fine if it didn't get built.

    Toronto Toronto | 122 Peter | 131.53m | 39s | Kingdom | BDP Quadrangle

I don't mind if it is a simple box design. If it is well detailed with quality construction and materials it could be a stunning minimalist building. Though with an inexperienced and unproven developer like Carlyle Communities with no completed projects to show for, I have a fear that this...

    Toronto Toronto | Massey Tower Condos | 206.95m | 60s | MOD Developments | Hariri Pontarini

4 years is realistic given the height of this building and the tight site to build on. The project was launched in 2012 but with the building approvals far from approved, so there were bound to have some delays. On top of the now 2018 tentative completion date, it would be safe to say to add...

    The Berczy - wow

Meh. I was expecting something a little more special with lots more character for being in the "heritage" part of the building. The kitchen looks pretty typical and bland, and should be larger and nicer for a unit of this size and price point. Not a great kitchen for entertaining either. The...

X - The Condominium (Great Gulf Homes) - Real Estate -

Totally agree! They constantly recycle their mediocre trendy designs with little regard for quality and detail. Those bulky islands has been used in a bunch of different developments and take up way too much space while offering very little usable storage. There are so many developments that use...

I am generally not a fan of green glass, but it works really well on the balconies here. This is a very sharp, good looking building. Why can't Plaza do buildings as nice as this on their other developments?

    Toronto Toronto | PJ Condos | 156.96m | 48s | Pinnacle | Hariri Pontarini

This is not Liberty Village and the architect doesn't resort to this unfortunate material. I like what I see so far. So much going on in this part of downtown. The name makes me think of sleepwear, or something my kids would like to eat for lunch.

I think of it as vanilla, a very good vanilla.

    Toronto Toronto | The Residences of 488 University Avenue | 206.95m | 55s | Amexon | Core Architects

the name sounds like B.streets and U Condos had a child. The base is nice and there are some good design details, however the tower is very generic looking and needs some relationship with the articulated podium. A clean curtainwall system for the residential tower would do wonders here.

    Toronto Toronto | Ivory On Adelaide | ?m | 22s | Plaza | Hariri Pontarini

These units were sold at an excellently-valued price and Plaza even offered free parking for 1+Den units and larger. Yes, the units may be cheaply finished but I am very appreciative that the exterior looks very sharp and well composed and executed. I have seen some new buildings with...

    Toronto Toronto | No. 210 Residences on Simcoe | ?m | 25s | Diamond Corp | P + S / IBI

The repeated blue patterned spandel wall reminds me of 80's sportswear graphics. Looks already really dated and annoying. If you look carefully in the photo above, like they already screwed up the pattern on the right side, 4 rows down from the top. Having a random pattern would look so...

    Toronto Toronto | Market Wharf | 110.33m | 33s | Context Development | a—A

Very cool. The tracks of flood lights that light the ripped panels should have been better concealed, it looks like an afterthought. Though the brick paving is an upgrade from the typical concrete or asphalt in typical parking lots, the flooring should be more unconventional and modern to suit...

Very blue, very spandrel-ly. If the blue tone were more random in placement and the glass more reflective than it would look so much better. The ill-fated Harmon Hotel in Las Vegas by Norman Foster comes to mind: image courtesy of Wikipedia

what is with the stripey window treatment on the windows of the podium and some of the lower levels up to the 5th floor?
